What do I actually get?

A short written report per property: where the value has moved, what the rent should be versus what it is, the suburb's current vacancy and trajectory, and anything that looks off. Facts with sources, in plain English. Usually a few pages, not a novel.

What's the catch?

The honest version: some people who get a health check eventually become clients, and most don't, and both outcomes are fine. The report itself contains no pitch, no recommendations to buy anything, and no follow-up sequence. If we see a genuine problem we'll name it, and what you do about it is your call.

I bought through another buyer's agent. Awkward?

Not for us. The data doesn't care who bought the property, and neither do we. If they did a good job, the report will say so.

How long does it take?

Within a week, usually faster. Each one is pulled by hand from the same data we use for client research, so it queues behind client work.
