The problem

Everyone in this industry is selling you their thing.

Before you pay anyone in property, work out how they get paid. It explains almost everything they'll recommend.

Pitch 01

"Our fee is just two percent of the purchase price."

So the more you spend, the more they make. Have a guess whether they'll ever talk you down to a cheaper property.

Pitch 02

"This suburb's about to boom. Get in before everyone else."

Said to 200 other people the same week, usually because a developer is paying them per sale. That's not advice, that's distribution.

Pitch 03

"Trust me, I've got a feel for this market."

A feel. No workings, no sold data, no filter. You wouldn't accept "trust me" from a sparkie about your switchboard. Same rule here.

So here's the difference

I charge one flat fee, I get paid by you and nobody else, and I've been buying with my own money for over a decade. When the person advising you has nothing to gain from your budget going up, the advice changes. Funny that.

How it works

Three moves. I run all of them.

  1. The strategy call

    Fifteen minutes, free. Where you're at, what the portfolio needs to do, whether you're ready. If you're not, I'll say so and tell you what to fix first.

  2. The hunt

    Every market in the country goes through the same filter: sales volume, vacancy, yields, what's being built that isn't housing. Then I inspect, shortlist and negotiate in the handful of suburbs that pass.

  3. Keys and beyond

    Due diligence, contract to settlement, property manager, tenant in, rent flowing. Then we talk about the next one. One property was never the plan.

I spent years on job sites watching blokes earn serious money and park all of it in a ute and a boat. I put mine into property instead. More than a decade later, the portfolio works harder than I do.
