Twenty grand. Flat. That's it.
No percentages, no tiers, no premium package, no surprise invoice at settlement. One fee, everything included. The rest of this page is me explaining why, because a straight answer on pricing seems to be a novelty in this industry.
What the $20k covers
Everything from the first strategy session to the day the tenant moves in. If it's part of buying you a property, it's covered. There's no add-ons menu.

What it doesn't
The usual third party costs are yours, same as if you bought without me. Conveyancing, building and pest, stamp duty, lender fees. I'll give you honest estimates up front so nothing ambushes you at settlement.
Why flat and not a percentage?
A percentage fee pays the agent more when you spend more. Sit with that one for a second. The person advising you on what to pay collects a bigger cheque when you pay too much. I charge the same at $450k as at $900k, so the only thing steering the budget is your strategy.

Percentage fee agencies aren't evil. The maths just quietly works against you. Side by side:
